Price with real transactions, not with a feeling

Nearby transactions, filtered by distance, floor band and recency, resolved into a confidence-rated valuation you can defend in front of a seller.

The hardest conversation of any listing appointment is the price. It gets much easier when the number on the table came from government transaction records rather than from either party's optimism.

How the valuation is built

  • Start with completed transactions near the property, prioritising the same block, then the same street, then the wider radius
  • Filter by comparable size and type, and by recency, with the most recent months weighted heaviest
  • Adjust for floor band, since a high floor and a low floor in the same block are not the same asset
  • Produce a range and a headline figure with a confidence rating, so you know how firm the number is

The evidence stays visible

Every comparable that fed the number is listed: block, street, type, floor band, size, sale price, price per square foot and the month it transacted. You can show the seller the exact rows. Nothing is a black box, which is the point.

Beyond the single number

Each listing also carries a price positioning view against nearby recent sales, and for private property a project price trend so you can show where the development has been heading over time.

Common questions

Where does the transaction data come from?
Published government resale and private transaction records, refreshed regularly. It is the same source a valuer starts from.
Is this an official valuation?
No. It is a data-backed estimate to guide pricing conversations. Formal valuation remains the job of a licensed valuer.
