HDB grants for resale-flat buyers

Three CPF housing grants may help with an HDB resale purchase. Compare what each grant rewards, then use your HFE letter for the amount assessed for your household.

CPF Housing Grant

Up to $80,000

For eligible first-timer families buying a resale flat. The amount depends on household type and flat size.

Enhanced CPF Housing Grant

Up to $120,000

For eligible first-timer families. The assessed amount is income-based and is shown in the HFE letter.

Proximity Housing Grant

Up to $30,000

For eligible families buying a resale flat to live with or within 4 km of parents or a married child.

The maximum combined amount is not a standard award. Each grant has separate conditions, and the HFE assessment determines what applies to your household.

The CPF Housing Grant is primarily a first-timer grant. Household eligibility and the current income ceiling are assessed through the HFE application. Because HDB changed major income ceilings on 24 August 2026, rely on the live HDB assessment rather than an older saved table.

Enhanced CPF Housing Grant

The EHG is income-based. Eligible first-timer families can receive up to $120,000 and eligible singles up to $60,000. At least one applicant must meet the continuous-employment condition, and the remaining lease can affect the amount. Use the official table linked below for the current income bands.

How grants fit into the purchase

  • Apply for an HFE letter before receiving an OTP.
  • Read the grant types and amounts assessed for your household.
  • Budget cash separately for the option fee, exercise fee and any COV.

HDB grant questions

How much HDB grant can a resale buyer receive?
An eligible first-timer family may receive up to $230,000 across the CPF Housing Grant, Enhanced CPF Housing Grant and Proximity Housing Grant. The actual combination depends on the household, income, flat and proximity conditions.
Are HDB grants paid in cash?
No. Housing grants are credited to CPF and used for the flat purchase. CPF refund rules, including accrued interest, apply when the property is sold.
Can singles get HDB grants?
Eligible singles aged 35 and above can qualify for resale-flat grants. The amount and scheme depend on the flat, income and household arrangement.
When is the exact grant amount confirmed?
The HFE letter states the housing grants assessed for the household before the buyer receives an Option to Purchase.
