Buying a condo in Singapore
Condo purchases are open to Singapore citizens, permanent residents, and foreigners, with Additional Buyerβs Stamp Duty applying at different rates depending on your residency status and how many residential properties you already own. Check the current IRAS rates before you commit to a price, since stamp duty is payable in cash or CPF within 14 days of exercising the option.
Tenure matters. Freehold and 999-year units hold value differently from 99-year leasehold projects, and a leasehold unit with fewer than 60 years remaining can limit both CPF usage and the loan quantum a bank will offer. Each SOLO listing shows the tenure and, where the project is leasehold, the remaining lease so you can compare like with like.
Look past the unit itself. Maintenance fees, the age of the development, the size of the project, and how the block is oriented all shape both living experience and resale demand. Price per square foot against recent transactions in the same project is usually a better guide than the asking price alone.

Common questions
Can foreigners buy a condo in Singapore?
Yes. Foreigners may buy private condominium and apartment units without approval, though Additional Buyerβs Stamp Duty applies at a higher rate than for citizens and permanent residents. Landed residential property is treated differently and generally requires government approval.
Is there a minimum occupation period for a condo?
Private condominiums bought on the resale market have no minimum occupation period. The MOP rule applies to HDB flats, and to executive condominiums within their first ten years.
Does a 99-year leasehold condo lose value?
A leasehold unit has a finite lease, and financing and CPF usage tighten as the remaining lease shortens. That does not automatically mean weaker returns, but the remaining lease should be part of how you compare two otherwise similar units.
Do I pay a commission to SOLO when buying a condo?
No. SOLO does not charge buyers a platform fee. Where a listing is represented by a CEA-licensed agent, any commission arrangement is between that agent and their own client.
