Is SOLO a property agent or estate agency?

No. SOLO is a Software-as-a-Service (SaaS) platform. We are not licensed under the Estate Agents Act 2010 and do not perform estate agency work. We do not represent, negotiate for, or advise any party. All transactions are conducted directly between buyers, sellers, and their appointed agents.

Is SOLO free to use?

Yes. During our early-access period, all features are available at no cost for sellers, buyers, and CEA-licensed agents. There are no commissions, listing fees, lead fees, or platform fees. We will provide advance notice if this changes in the future.

Is SOLO affiliated with HDB or Singpass?

No. SOLO is an independent technology company. We integrate with Singpass MyInfo (with your authorisation) for identity verification, and we use publicly available HDB data from data.gov.sg. All official HDB submissions must be performed by you directly on the HDB Resale Portal.

SOLO is purpose-built for Singapore property resale. Every seller, buyer, and agent is identity-verified, so all sides know they are dealing with genuine parties. For HDB listings, real block-level transaction data is shown alongside the asking price. For condo listings, project-level PSF comparisons are available. CEA-licensed agent listings display the agent's verified CEA registration number. SOLO also provides a structured milestone timeline, co-owner consent workflows, and viewing scheduling, all built specifically for the local resale process.

Can I use SOLO for private property (condo, landed)?

Yes. SOLO supports HDB resale, condo resale, and landed homes. Commercial property is not supported yet.

SOLO is purpose-built for the resale market. New HDB BTO flats are sold directly by HDB through their balloting system and are not available on any third-party platform. New launch condos are sold through developer-appointed agencies. SOLO focuses entirely on the resale market where buyers and sellers benefit most from transparency, verified listings, and direct access.

What is the Transaction Timeline Dashboard?

The Transaction Timeline is a tracking tool available to buyers and sellers after an Option to Purchase (OTP) is issued. It displays the key milestones of the HDB resale process with estimated deadlines, sends automated reminders before and after due dates, and provides educational guidance at each step. It is a convenience and organisational tool only. It does not replace the official HDB Resale Portal, and all official submissions and deadlines remain your responsibility.

What are nudges and how do they work?

A nudge is a manual reminder you can send to the other party (buyer or seller) for the current active milestone. Each nudge is limited to once every 12 hours per milestone to prevent misuse. The recipient receives a notification, and all nudges are recorded in the shared transaction activity log.

Can I opt out of automated transaction reminders?

Automated reminders for active transactions are sent to help you meet HDB deadlines. You can manage your WhatsApp notification preferences in Settings. Email reminders for active transactions cannot be disabled as they are considered essential transactional communications.

How do I list my property on SOLO?

Create an account, verify your identity via Singpass, and complete the seller onboarding form. You will provide your property details (HDB or condo), upload photos, set your asking price, and configure viewing availability. For jointly-owned properties, all co-owners must provide digital consent before the listing goes live.

Do I need to have completed my Minimum Occupation Period (MOP)?

Yes. Your HDB flat must have completed its Minimum Occupation Period before it can be listed for resale. This is an HDB requirement that applies regardless of whether you sell through an agent or directly.

What is the Ethnic Integration Policy (EIP) and how does it affect my listing?

The EIP is an HDB policy that ensures a balanced ethnic mix in HDB estates. SOLO displays EIP eligibility information on your listing based on publicly available data and your declared ethnicity. This helps potential buyers quickly determine if they are eligible to purchase your flat. Final eligibility is always determined by HDB at the point of resale application.

What happens if a buyer backs out after paying the Option Fee?

Under HDB's resale framework, if the buyer does not exercise the Option to Purchase within the 21-calendar-day option period, the $1,000 Option Fee is forfeited to the seller. SOLO's dashboard tracks this timeline and can reactivate your listing if the option expires unexercised. Note: The Option Fee transaction occurs directly between buyer and seller. SOLO does not hold or process any payment.

Can I list my property on SOLO if I have an existing exclusive agent agreement?

If you have signed an exclusive estate agency agreement with a property agent, you should check the terms of that agreement before listing on SOLO. Listing your property while bound by an exclusive agency agreement may breach that agreement. SOLO is not responsible for any disputes arising from pre-existing agent agreements.

What if my property is jointly owned?

For jointly-owned properties (joint tenancy or tenancy-in-common), all co-owners must provide digital consent before your listing is published. During onboarding, you will enter co-owner email addresses, and they will receive a secure consent request. The listing will only go live after all co-owners have consented.

How does the AI property description work?

Accepted Answer

SOLO offers AI-generated property descriptions based on the details you provide (flat type, location, features, etc.). You can choose from different writing styles. The AI-generated description is a starting point. You are responsible for reviewing and editing it for accuracy before your listing goes live.

Can I edit or remove my listing after it's published?

Accepted Answer

Yes. You can edit your listing details, update photos, change your asking price, or deactivate your listing at any time from your seller dashboard.

Does SOLO submit any documents to HDB on my behalf?

Accepted Answer

No. SOLO does not submit any documents, applications, or forms to HDB or any government agency on your behalf. All official submissions, including the Request for Value, Option to Purchase, resale application, and any other HDB forms, must be completed by you and/or your buyer directly on the HDB Resale Portal at hdb.gov.sg.

What happens after I issue an Option to Purchase through SOLO?

Once you record the OTP issuance on the Platform, SOLO generates a Transaction Timeline with estimated milestone deadlines based on HDB guidelines. Both you and the buyer can track progress, receive automated reminders, and access educational guidance for each step. SOLO does not generate, execute, or submit the OTP document. This must be done directly between you and the buyer, ideally with the assistance of conveyancing solicitors.

How do I book a viewing?

Browse listings, find a property you are interested in, and select an available viewing timeslot. The seller sets their own availability. Once you book, both you and the seller receive confirmation. You must be Singpass-verified to book viewings.

Is the seller's identity verified?

Accepted Answer

Yes. Every DIY seller on SOLO is verified via Singpass, indicated by a blue verified badge. CEA-licensed agents listing on behalf of their clients are also verified, with their CEA registration number displayed on the listing. Identity verification does not constitute a guarantee of the seller's financial standing, intentions, or the condition of the property.

No. SOLO does not provide financial advice or assist with loan applications. You should consult a financial advisor or contact HDB directly for information about the HDB Concessionary Loan or bank financing options.

How do I know if I'm eligible to buy a specific flat (EIP/SPR quota)?

Each listing on SOLO displays EIP and SPR quota eligibility information based on publicly available HDB data. You can check this on the listing page before booking a viewing. Final eligibility is always determined by HDB at the point of resale application.

Yes. SOLO provides a secure communication channel for buyers and sellers to discuss price and terms directly. SOLO does not participate in or mediate any negotiations.

What happens after I agree on a price with the seller?

Once buyer and seller agree on terms, the seller issues an Option to Purchase (OTP). The buyer pays a $1,000 Option Fee directly to the seller. The buyer then has 21 calendar days to exercise the OTP. All of these steps are conducted between the buyer and seller. SOLO does not handle any payments or legal documents. Yes. When a buyer sends an enquiry on your listing, SOLO shows their HFE letter status and EIP eligibility upfront so you can qualify them before spending time on a response.

No. SOLO is a listing and transaction management platform. All official submissions including the resale application, Request for Value, and HDB appointment must be completed by you and your client directly on the HDB Resale Portal.

What personal data does SOLO collect?

We collect your email address, Singpass-verified identity details (name, masked NRIC), property information you provide, transaction milestone data, and behavioural preferences (such as saved listings and viewing history). Is my NRIC stored?

We do not store your full NRIC number in plaintext. We store a keyed one-way hash of it (HMAC-SHA256, computed with a secret key held outside the database) for verification and matching purposes, and a masked version (showing only the last 4 characters) for display. The keyed hash cannot be reversed to recover your NRIC, and the full NRIC is not retained after initial processing.

Can other users see my personal details?

Other users can see your first name (or display name if you set one) and verification status on your listing. They cannot see your NRIC, email address, phone number, or home address. Your NRIC is never shown to another user, not even in masked form. The Option to Purchase walkthrough is an educational guide only, so anything typed into it is not saved by us and is not shared with anyone. If you are in an active transaction, the other party can see your milestone progress and activity history.

How is my data protected?

SOLO uses SSL/TLS encryption for all data in transit, Supabase's built-in encryption for data at rest, and Row Level Security (RLS) policies to ensure users can only access their own data. Our infrastructure is hosted in Singapore (Supabase Singapore region).

Can I delete my data?

Accepted Answer

Yes. You can request deletion of your personal data at any time by contacting privacy@solo.sg or through the Settings page. Deletion will remove your account, listings, and personal data, subject to any legal retention obligations.

Does SOLO share my data with renovation companies, banks, or insurance providers?

No. We never sell, rent, or share your personal data with third parties for marketing purposes. Your data is shared only with essential service providers (Supabase for hosting, Twilio for WhatsApp notifications, Resend for email) as described in our Privacy Policy.

SOLO works best on the latest versions of Chrome, Firefox, Safari, and Edge. We recommend using a desktop browser for seller onboarding. Mobile browsers are fully supported for browsing listings and booking viewings.

Why do I need to verify via Singpass?

Singpass verification confirms your identity and helps ensure that listings are created by genuine property owners. This protects both buyers and sellers from fraud. SOLO does not store your Singpass login credentials.
