Rental terms in Singapore follow well-established conventions. HDB flats and bedrooms carry a six-month minimum tenancy and require the owner to register the subletting with HDB, while private property has a three-month minimum set by URA. Most tenancies run one or two years, and two-year agreements often include a diplomatic clause.
Upfront cost is usually the first month of rent, a security deposit of one month for a one-year term or two months for a two-year term, and stamp duty on the lease payable to IRAS within 14 days of signing. Utilities are normally the tenant’s cost unless the listing states otherwise.
Non-citizen tenants should check the HDB non-citizen quota for the block before committing to a flat. Private property has no such quota. For rooms, confirm the occupant cap for the flat type, since it limits how many people may live in the unit.

Yes. Many SOLO listings are placed by owners themselves, and you message and book viewings with them inside the platform. Others are represented by CEA-licensed agents, and the listing tells you which.
